Brick Masonry Estimating: The 8-Inch Module & Joint Geometry

In contemporary American architecture, brickwork is designed around a universal 4-inch planning grid. A standard modular brick is intentionally manufactured to actual dimensions of 7-5/8 inches long, 2-1/4 inches high, and 3-5/8 inches deep. When laid with an industry-standard 3/8-inch (0.375") mortar joint, each brick occupies a nominal module of exactly 8 inches in length and 2-5/8 inches in vertical coursing.

Three vertical courses of modular brick plus their three bed joints equal exactly 8 inches in vertical height (2-2/3 inches per course), perfectly aligning with standard 8×8×16 concrete masonry units (CMU block) and standard residential floor joist framing.

6.86 / Sq Ft
Modular (7-5/8" × 2-1/4")

The national residential standard. 3 courses equal 8 inches of wall height. 500 bricks per pallet cube.

5.76 / Sq Ft
Queen Size (7-5/8" × 2-3/4")

Taller face height covers 16% more wall area per brick, speeding up installation and reducing mortar consumption.

4.80 / Sq Ft
King Size (9-5/8" × 2-5/8")

Longer 10-inch nominal length reduces total unit count by 30% compared to modular, ideal for large commercial facades.

Mortar Selection: Type N vs. Type S Specifications

Type N Mortar (750 PSI): Formulated with a 1:1:6 proportion of Portland cement, hydrated lime, and washed sand. Type N is the universal standard for exterior residential brick veneer above grade. Its higher lime content gives it exceptional plasticity, water retentivity, and flexibility, allowing the masonry wall to withstand minor foundation settlement and wind-load deflections without cracking the face brick.

Type S Mortar (1,800 PSI): Formulated with a higher cement-to-lime ratio (approx 2:1:9) to deliver high compressive and tensile bond strength. Type S is required for below-grade foundation brick, brick retaining walls, parapets, and exterior paving subjected to severe freeze-thaw cycles and hydrostatic soil pressure. Never use high-strength Type S on historic or soft clay brick, as the mortar will be stronger than the brick, causing face spalling.

Veneer Ties, Cavity Airspace & Weep Vents (TMS 402 Code)

Brick veneer is not waterproof; rain penetrates brick and mortar joints via capillary suction. Modern residential brick construction relies on an anchored cavity wall system:

  • 1-Inch Clear Airspace: A continuous 1-inch minimum unobstructed air cavity must separate the back of the brick from the house wrap/sheathing. Mortar droppings must not bridge this gap.
  • Corrugated Brick Ties: Hot-dipped galvanized 22-gauge corrugated steel ties anchor the brick veneer to the wood stud wall. TMS 402 code mandates at least 1 tie per 2.67 sq ft (spaced 16" vertically by 24" horizontally).
  • Flashing & Weep Vents: Continuous peel-and-stick through-wall flashing must be installed at the base of the wall above the foundation ledge, with open weep holes or plastic cell vents installed every 24 inches along the lowest brick course to allow drained water to escape to daylight.

Frequently Asked Questions

How many modular bricks are in a square foot of wall?

With a standard 3/8-inch mortar bed and head joint, a standard modular brick (7-5/8" long × 2-1/4" high) creates an 8" × 2-5/8" nominal module. Dividing 144 square inches by 21 square inches yields 6.86 bricks per square foot (commonly rounded by masons to 7 bricks per square foot to include cutting waste).

How many 70-lb bags of mortar do I need per 1,000 bricks?

For standard modular bricks laid with 3/8-inch mortar joints, plan on 6.5 to 7.0 pre-blended 70-lb bags of Type N or Type S masonry mortar cement per 1,000 bricks (or approximately 7.5 cubic feet of mixed wet mortar). If mixing from scratch, you will need 1 bag of masonry cement for every 240 lbs of clean, washed mason sand.

Should I use Type N or Type S mortar for brick veneer?

Type N mortar (rated at 750 PSI compressive strength) is the standard recommendation for above-grade residential exterior brick veneer. It provides high workability, excellent water retentivity, and sufficient flexibility to absorb thermal expansion without cracking bricks. Type S mortar (1,800 PSI) is reserved for structural walls, below-grade foundations, and retaining walls.

How many bricks are on a standard pallet or cube?

Brick manufacturers package modular facing bricks in steel-banded cubes containing exactly 500 bricks (typically arranged in 5 banded straps of 100 bricks each). A full cube of clay bricks weighs approximately 2,000 to 2,400 lbs.

What is the building code requirement for brick wall ties?

Under TMS 402 / ACI 530 masonry code standards, 22-gauge corrugated galvanized brick ties must be installed at a minimum frequency of 1 tie per 2.67 square feet of wall area. This is typically achieved by nailing ties into wood studs on a 16-inch vertical by 24-inch horizontal staggered grid, with ties embedded at least 1.5 inches into the mortar bed joint.
